How Our Process Works

Redefining Title Services with White-Glove Precision.

Step 1. Title Order

Contract and title request are received. Order is opened. Buyer and seller information is requested. Earnest money and option fee are collected.

Step 2. Title Search & Examination

Title search is completed using public records. Name searches are run through the OFAC SDN list. Title documents are reviewed before being sent out to all parties.

Step 3. Title Commitment

Title commitment is issued in Schedule A–D format to show requirements, exceptions, and Title Company details.

Step 4. Curative Work

Requirements on Schedule C are cleared, such as liens, judgments, or probate. Existing survey is reviewed or a new one is ordered. HOA resale documents and home warranty coverage plans are requested.

Step 5. Preparation of Closing Documents

Final settlement statements, legal documents, and loan documents are prepared. Settlement statements are shared with both buyer and seller.

Step 6. Closing

Buyer and seller sign the documents. Closing funds from the buyer and lender are deposited with the Title Company.

Step 7. Disbursement

The Title Company pays off prior liens, judgments, taxes, commissions, and other closing costs. The remaining proceeds are given to the seller.

Step 8. Recording

The Title Company records the Deed, Deed of Trust, and all other required documents with the County Clerk’s Office.

Step 9. Title Policy Issuance

After closing, disbursement, and recording, the Owner’s Policy is issued to the buyer, and the Loan Policy is issued to the lender.
